Draper Homes Sold Slower ThisSummer. The Prices Didn't Blink.

Scott Steadman · every number checked

Something eased in Draper this summer, and it wasn't price.

In the twelve weeks ending August 23, 2026, Draper recorded 129 closed sales. A year earlier, in the same twelve-week window, the count was 151. That's a drop of about 15% in the pace of closings, the sharpest movement in this report.

Fewer deals closing usually reads as buyers backing off. But that's not quite the story in Draper. The median sale price in Draper came in at $815,000. Sellers in Draper still captured a median of 99.2% of list price. Whatever slowed the closing count, it wasn't sellers giving up ground at the negotiating table.

There's a supply story sitting underneath the slower pace. Draper currently carries a supply of about 4 months. The median time to pending in Draper sits at 54 days. That's a market where a home sitting for sale has real company on the shelf, and where a buyer isn't rushed into a decision the way a tighter market forces.

Put those two things next to each other and the picture sharpens. Closings fell hard. Price held firm. That combination points to fewer transactions happening, not to sellers accepting less for what they own.

Worth noting what the numbers don't say. The move in median price and the move in sale-to-list percentage both came back too small to call a trend with confidence, so neither is part of this story. What's usable is the closings count in Draper, the current months of supply in Draper, and the median days to pending in Draper, and all three point the same direction: a market that's calmer than a year ago, not a weaker one.

For anyone selling in Draper right now, that supply of about 4 months is the number to sit with. It means more competition for buyer attention than a razor-thin market would, so pricing at the market that exists today, not the one from a year ago when 151 homes closed in this same stretch, matters more than it did then.

For anyone buying in Draper, the 54-day median to pending is room. That's time to see a few homes, come back for a second look, make a decision without the sense that someone else is signing right behind you.

What to watch next in Draper: whether the closings count keeps falling or stabilizes near this level. If it keeps dropping while price and sale-to-list hold, that's a market cooling on volume alone. If closings recover while supply stays near its current level, that's a market absorbing what's already on the shelf. Either way, the number worth tracking isn't price. It's how many actually close.
